Every sort of financial indexes of the construction project is a value occurred in future. It has a random character, so the estimation of these indexes in early stage is surely a matter of risk. In practice, the investors often choose a construction project only by simple estimation rather by deep financial evaluation and risk analysis. In this paper, taking the project NPV as an example and applying risk analysis to its estimation, the authors develop a totally new economic evaluation method for construction projects.  相似文献

In order to provide a reliable foundation for project decision, some sorts of financial indexes of the project, such as NPV, IRR etc, should be accurately estimated out in the earlier stage. However, these indexes appear in the future randomly, and their estimation in the earlier stage is at risk. In this paper, taking the project's NPV as example and applying simulation method to its estimation, the authors developed a comparatively objective evaluation method of construction projects. Furthermore, the outcome of the simulation method is tested by comparing it with the result of another evaluation method.  相似文献

Based on the differential scheme,presents a numerical method of pricing for American put options.Firstly,the partial differential equation satisfied by the option price is transformed into a series of differential equations.Then,these differential equations are solved by the iterative method.The numerical method includes the implicit finite difference method and the explicit finite difference method and these two methods are compared.Finally,a numerical example is given and the validity of the algorithm is checked by a series of experiments.Some useful results are obtained for its application in the option markets.  相似文献

Recently,many large and medium-sized real estate companies in China have attempted to construct a standard project management system regarding project culture,organization and value chain,to enhance their ability of integrating resources and effectively delivering projects.An appropriate definition of project phases is the base of standard management for these enterprises.According to the existed literature and the observation of some real estate companies,a Six-Phase(SP) approach is presented.The method standardizes real estate project in China by dividing a project life cycle into six phases.A case study shows that the six phases correspond appropriately with those suggested by the departments of four real estate companies.An industry survey by means of questionnaire has also been conducted.The respondents,most of which are the CEOs from 50 real estate companies in China,agreed that this approach is reasonable and acceptable.  相似文献

The American put valuation problem is very important and complicated in the Option Pricing Theory (OPT), and so far the appropriate continuous-time pricing model and compact valuation formula for the American put option have not been found. On the basis of the research works of many scholars such as Black, scholes, Parkinson, Brennan, Schwartz, Rendleman, Bartter, Cox, Ross and Rubinstein etc., making use of the notion of limitation and the binomial approach, this paper constructs and realizes gradually approaching algorithm of pricing American put options. Its reasonability, convergence and validity are tested by computer programming. The results show that this algorithm can effectively resolve the American put valuation problem.  相似文献

NPV have been widely applied. A majority of the existing calculating methods of cash flow are the static method or the expectation method. It is more reasonable to regard future cash flow as random variable which has certain probability distribution, which shifts with time. But the research about it has been introduced rarely. Through introducing some kinds of existing methods and considering the feature of Markov method, a dynamic method which is used in solved the distributing of indeterminate feature cash flow is showed. So a new kind of dynamic calculation method about NPV is obtained. The method is applied in the calculation to future cash flow of the certain highway investment project of China. The economy index used in investment project is usually influenced by many uncertain factors because the basic data of which comes from forecast and budget. This paper studies such common uncertain analysis method as balance analysis of profit and loss, sensitivity analysis. The problems in these methods are pointed out and a new method of uncertainty analysis based on the Analytic Hierarchy Process and Monte Carlo method is advanced, along with its compute method in economy analysis of investment project. To an investment project, the authors set the NPV as the goal, set investment amount, prosecution cost and product price as the simulant values, which have relatively great effect on NPV. By using the new method in uncertain analysis, the conclusion can be drawn that the project is greatly influenced by the uncertain factors of future and it has high risk. A case study demonstrates that the new method can synthetically analyze the financial variety caused by uncertain factors.  相似文献

The Sustainable Livelihoods Approach (SLA) is promoted as a useful way to centre development on the needs of those who are most vulnerable, but is critiqued for inflexibility and ignoring important power relations. In light of the rigidities in using a formulaic SLA, this conceptual paper suggests a practical suite of tools that are in use in livelihoods research and development practice, and refocuses them to include adaptive strategies of vulnerable peoples to resource management pressures. The Pentagon Prison of five capitals can overwhelm both the researcher and researched and while possibly useful in identifying livelihoods gaps, misses all‐encompassing power relations, and reduces complexities to quantitative units. In arguing for a shift from the Pentagon Prison of SLA towards a flexible livelihoods trajectory approach, in particular for a research project on livelihood adaptations in Lao PDR, I identify a feasible research and development approach that more meaningfully reflects the lives of those participating in that research. I propose that the livelihood trajectories approach opens up the way data are gathered and can lead to holistic understandings of the complex realities of peoples' adaptive strategies, incorporating strategies from short to long term, and proactive, reactive and inactive techniques.  相似文献

气候变化导致的冬小麦产量波动及应对措施模拟   总被引:11,自引:2,他引:11  
气候变化导致中国气候资源发生变化,从而影响中国未来的农业生产。利用区域气候模式模拟的未来两种温室气体排放方案A2和B2下的气候变化情景分别与CERES-小麦模式相连接,研究了气候变化下中国北方地区冬小麦长时间序列的产量波动及产量变率的可能变化,及采取两种适应措施后,产量波动及变率的相应变化。结果表明,A2和B2两种气候变化情景下,未来3个时段冬小麦平均产量和最高产量会有所增高,但产量的年际波动和变率也将明显加大,产量的年际变幅也会显著增加。采取适应措施后,调整播期和改变品种会减少产量的波动和变率,该地区播期适当提前,选用中熟品种是未来气候变化下的较好适应组合。  相似文献

The present natural language processing (NLP) methods mainly employ bottom-up language analysis ways, which have only limited semantic analysis capabilities. Therefore it is impossible to carry out semantic processing for large amounts of real texts. This paper presents a semantic analysis approach and corresponding algorithms based on term connections. The approach has rooted in semantics based on term connections and taken a major sentence cut-in, bottom-up semantic analyzing process. The main algorithm is to find the optimal sentence tree based on the semantic meaning conformity of term connections. So far, this approach has been applied in project CAPC (Computer Aided Poetry Composing) funded by the Chinese Natural Science Foundation.  相似文献

柑橘是中国最重要的果树之一。国家自然科学基金资助项目反映了某一学科基础研究的现状。笔者利用ISIS对1997—2013年获得国家自然科学基金资助的柑橘项目进行检索,并从资助项目数、依托单位、申请代码以及项目负责人等方面进行统计分析。结果表明柑橘基金项目数快速增加;项目类型以面上项目为主,青年基金和地区基金项目数增加明显;项目以生命科学部为主,尤以果树分子生物学为主要领域;项目依托单位涉及所有柑橘主产省份,其中华中农业大学获得项目数最多;所有项目负责人中,青年学者占了一半,有近1/3的负责人获得了2次及2次以上项目资助。研究结果对分析国内柑橘的基础研究水平及研究趋势具有重要意义,对以后的项目申报也有一定的借鉴价值。  相似文献

研究目的:对农村集体建设用地复垦效益评价进行内涵剖析,建立农村集体建设用地效益评价指标;研究方法:用多因素综合评价法建立农村集体建设用地复垦效益评价的指标体系、确定指标分值,用层次分析法确定指标权重;研究结果:(1)农村集体建设用地复垦效益评价可以从经济效益、社会效益和生态景观效益三方面进行分析;(2)通过对重庆市荣昌县1个街道、2个镇的农村集体建设用地复垦项目案例进行分析,结果表明,农村集体建设用地复垦项目产生了较好的经济效益,而社会、生态景观效益相对较弱;研究结论:建议建立农村集体建设用地复垦效益的标准化指标评价体系和效益评价的长效机制。  相似文献

摘 要:三磷酸腺苷(ATP)和其水解化合物(ADP、AMP)在动物和植物体研究中应用价值突显,目前广泛用于临床医学研究、食品等领域。为更好的掌握ATP在动物和植物体中的含量检测方法的研究进展,本文分析了国内外现有ATP的各种提取、检测方法以及应用情况,并归纳总结了各种检测方法的优缺点,其中涉及目前国内外ATP最新检测技术,指出在相当一段时间内利用高效液相色谱技术检测ATP仍然是主流。为日后进一步开发出更准确、方便快捷的检测方法奠定基础,最后展望能运用各种研究方法和手段为ATP的检测开发出高效稳定的检测技术方法。  相似文献

ABSTRACT It is often assumed that future urban employment will be increasingly dependent on the knowledge‐intensive business services (KIBS). This underpins much of the current thinking about the development of the English “core cites.” Their example is employed to examine the more general validity of such assumptions, in terms of five critical questions to which research offers only partial and indefinite answers. For any city, how far are these activities really “knowledge intensive”? What markets do they serve? Is their future growth certain? And even when this is the case, how can they make a long‐term contribution to local urban economic success? Finally, how far do urban economic institutions and policies need to be adapted to foster knowledge‐based activities such as KIBS? It seems that, despite the growth of measured KIBS employment, most of the core cities possess few truly knowledge‐intensive KIBS, capable of serving national and international business markets, competitively adapting to future change, and adding to the competitiveness of the wider urban economy. Nationally such activities remain focused into the London region where, if anything, they have increased their concentration is recent years.  相似文献

The provision of quality industrialized housing in Chongqing to meet demand is perceived by the Chongqing Construction Commission to be a key feature of the local construction industry's future development. The growing strategic importance of Chongqing as a developing municipality, at the junction of the Yangtze and Jialing rivers, will ensure continuing economic development in the region. To facilitate such development the local construction industry will need to react accordingly to provide new infrastructure, commercial development, and housing and recreation facilities. Clearly, this must be achieved in accordance with a robust Master Plan, which addresses all issues associated with the built environment and other environmental considerations relating to pollution, conservation and sustainability. Throughout the World it is becoming increasingly recognized that traditional forms of construction are not sustainable in the long term and that new concepts and methods of construction must be developed. Construction must more effectively utilize and re-cycle resources that would otherwise become depleted or exhausted. Further, all aspects of the in-use performance of buildings, especially housing, must be significantly improved. The situation in Chongqing is no exception to this perception and hence the purpose of this paper is to evaluate locally available resources and relevant resources elsewhere in China to assess the potential for adaptation for effective use in industrialized housing. A broad approach will be taken covering all forms of human and non-human resources, especially those resources which can be re-cycled rather than being consigned to waste. By-products from other industries will be considered, such as those from agriculture and manufacturing. A key aspect of this paper is the articulation of a framework to facilitate the realization and development of an industrialized housing system by the creation of an integrated supply chain capable of delivering the necessary design and performance features geared to affordability, conservation and sustainability. The paper will be concludes by presentation of recommendations regarding the introduction of a development strategy geared to an incremental timetable for implementation.  相似文献

This paper contributes to the theory of subsidiary evolution in multinational corporations through utilising a value chain approach. It assesses the changing activities of the branches of Japanese electronics firms located in Southeast Asia (the ASEAN region) since the 1997–1998 financial crisis. In the paper, we argue that a modest development of Japanese subsidiaries has occurred in this region during the past 10 years or so. We connect models of subsidiary development to Michael Porter's value chain in the results of a set of interviews with 37 managers in the factories, sales offices and regional headquarters of Japanese subsidiary companies located in Singapore, Malaysia and Thailand. We show that decentralisation of management functions from Japan occurred in both primary and support activities of the value chain. However, corporate long‐term research and development did not disperse to Southeast Asia and is unlikely to in the near future. The article interprets these results and highlights the need for further research relating to the evolving geography of Japanese electronics multinational corporations and their subsidiaries in Southeast Asia.  相似文献

Limits about the traditional flocculants and the superiorities about the microbial flocculants in the water treatment have been reviewed from the effect of wastewater treatment,poisonous to the biology,with or without the second pollution and other aspects. It is analyzed that microbial flocculants will probably replace all or partly the traditional inorganic and organic compound macromolecule flocculants. Lots of optimizing projects were brought forward about how to low the wastewater treatment running cost and how to improve the treatment efficiency. At the same time, lots of examples of the wastewater treatment have been listed to show the microbial flocculants' superiority and the development trends in the future.  相似文献

ABSTRACT Canadian poverty rates have persisted at disappointingly high levels despite almost 15 years of continuous economic growth. The problem is exacerbated by some communities and neighborhoods having exceedingly high poverty, including very high rates for vulnerable demographic groups, such as aboriginals and recent immigrants. We investigate low‐income rates (poverty rates) for 2,400 Canadian “communities” over the 1981–2001 period. By focusing on communities, we fill a void in the related Canadian literature, which tends to focus on individuals, case studies, or more aggregate measures, such as provinces. Our approach allows us to assess the role of place‐based policies. Particular attention is given to communities with differing shares of aboriginal Canadians and recent immigrants. One novel feature is our analysis of both “short‐term” and “long‐term” causes of differential community poverty rates. The results suggest that community low‐income rates are more affected by initial economic conditions in the short term, with certain demographic factors becoming relatively more important in the long run.  相似文献

In order to increase the early decision-making accuracy of the real estate development and lower the overall risk of real estate investment, this paper explored the locations for projects of real estate development in the aspects of theoretical methods and technical levels. The evaluation system of housing project sites was established. It constructed the set model for real estate development projects and studied the concrete operation of the model in practice with a prac- tical example with the rough set theory. The test results showed that the method can reduce impacts from the experience and subjective awareness of decision-makers and increase the accuracy of location decisions.  相似文献
