非均质随机扩散方程在城市宗地地价评估中的应用

摘    要:基于现有地价评估存在的问题和特点,考虑到城市内部各种社会经济因素在空间分布上的不均匀性而把城市作为均质体来进行地价评估的不科学,因此对采用非均质随机扩散方程进行城市内部宗地地价评估进行更深的探讨。结果表明,利用非均质随机扩散方程进行城市内宗地地价评估比原来的估价方法有简单实用的优点,并且能够清晰反映社会、经济、政策等因素对地价的影响。

Abstract:On the basis of analyzing some problems and feature of the existing appraisal methods of land price ,considering lots of social and economical phenomena are nonhomogeneous,this writer puts forward it is not scientific to appraisal land price if we regard a city as a homogeneous field, and should apply stochastic movement equation of spatial diffusion in nonhomogeneous field and appraisal the land price of taiyuan city. At last,it not noly appraises land price more satisfactorily ,more practically and simpler than the existing methods but also reflects influences of social,economical and policy more clearly
