| 摘 要： | 分析研究了重庆市荣昌县的农村集体土地流转的基本形式,根据农用地等级的高低由土地的区位条件和收益决定的基本原理,把荣昌县农村集体土地划分为4个等级。采用收益还原法确定各级土地流转价格(安置补偿标准),并依据土地流转的形式确定土地流转收益分配的原则,土地流转收益的缴纳标准和土地流转增值收益缴纳标准。结果表明,土地的级别越高,土地流转的价格越高;土地流转的形式不同,土地流转收益分配标准也不同。该结果可为合理的确定土地流转方式和价格提供理论依据。

| Abstract: | Analyzed the form of rural collective land conversion in Rongchang of Chongqing, based on the theory that the grade of rural collective land depend on the location and income, and then divide rural collective land into four grades. Calculated land conversion price (the compensation standard for settling down) using income reducing process, and on the basis of the form of rural collective land conversion, determined the distribution principle of income, the payment standard of income and appreciation income of land conversion in this county. The result showed that, the higher the grade, the higher the conversion price; the form of rural collective land conversion is different; the payment standard of income is different. The result can provide a basis of how to determine the form and price of rural collective land conversion reasonably. |
