| 摘 要： | 运用新制度经济学中的路径依赖和强制性制度变迁理论,分析了当前我国物业管理制度设计引致社会冲突的机理.要突破当前物业管理体制的困境就要借鉴国外经验,创新物业管理制度,建立物业管理的多元化模式;重构物业管理公司的组织方式;完善物业管理制度结构,成立自律性中介组织体系;政府部门转变职能,切实承担起社会管理的责任.

| Abstract: | This paper applied the new institutional economic theories,such as path dependence and imposed institutional change,to analyze the mechanism of the real property management institution making the social clash.Put forward proposals to restructure the property management institution:we should use the experience of other countries for reference,innovate the property management institution,establish diversified patterns of real property management system,restructure the organization fashion of property management cooperation,improve the property management institution structure,build the self-restraint intermediary organization system,change the functions of government,take the responsibilities of social management. |
