摘    要:以丰顺县为例,从统计学的角度对丰顺县2000~2009年社会经济发展统计数据进行处理,从众多驱动因素中筛选GDP、第二和第三产业占GDP比重、固定资产投资、社会消费品零售总额、非农业人口、人均道路面积、土地政策制度等20个指标,运用DPS统计软件对驱动因子与各地类地价变化的关联度进行灰色关联度分析,找出各因子对商业地价、居住地价、工业地价影响力大小的排序,并通过回归分析提取主要因子并分析这些因子对3类地价影响的作用力方向。

Study on Driving Mechanism of the Town Land Price Spatial-temporal Change

Abstract:Taking Fengshun County as an example,the social economic development statistics data during 2000-2009 was studied in terms of statistics and then 20 indexes were selected from the numerous influence factors,including GDP,the proportion of secondary and tertiary industry in GDP,investment in the fixed assets,total volume of retail sales of the social consumer goods,non-agricultural population,road area per capita road,land policy system and so on. Then the DPS statistical software was adopted to do the gray correlation for analyzing the correlation between the land prices and its driving factors for sorting out the factors influences power on land price of commercial,residential,industrial respectively. Finally the main factors were extracted through regression analysis and the impact direction of these factors was analyzed on the three kinds of land price changes.
