土地定级中因素权重的理想方法——拟合算法

摘    要:总结分析了传统的多因素土地定级中因素权重的确定方法——专家打分法的局限性,提出一种更加理想的基于GIS环境土地定级时因素权重的确定方法——权重拟合法。比较分析法、拟合算法的理论和计算方法。结果表明,采用拟合算法计算出某定级区域的因素权重值,其权重值通过了一致性检验。将该权重值用于土地定级所得的定级结果与土地质量实际情况能很好地吻合,证明该法的可行性。拟合算法评估过程客观,对专家经验的依赖性减少,对于土地市场比较活跃、土地交易案例多的地区实用有效。

Abstract:The purpose of this paper is to seek a more perfect method about establishing factor powers of land grading. After analyzing the deficiency and defect by means of consultation of expert in traditional methods of land grading, the method of factors power fitting algorithms of land grading in GIS is presented. Methods of compared analysis and fitting algorithms method were employed. The results .show that the factors power that is calculated according to fitting algorithms can be validated by SPSS. The grading results according to these factors power are accordant to the actual land quality. The experimental result shows that flexibility of the fitting algorithms is feasible. In conclusion ,the method is simple, effective and applicable. It is suitable for the developed areas where there are rich samples of land trading.
