| 摘 要： | 首先从农民和社会两个视角分析耕地资源的效用,依据价值源于效用的经济学观点,对耕地资源的价值进行了分析归纳,得出耕地资源的综合价值应该包括经济、社会和生态价值。接着分别采用收益还原法、替代法和比较分析法量化了耕地资源的经济、社会和生态价值。最后,以南京市栖霞区为例进行实证分析,结果表明:栖霞区耕地资源的综合价值为3 244 663.38元/hm2,其中,社会和生态价值达2 912 216.57元/hm2,占总价值的89.75%。可见,由于人们主观认识和农地市场客观缺陷,当前近90%的耕地价值没能显化。

| Abstract: | According to the economic viewpoint which was the value from the function,the authors firstly analyzed and got the structure of the cultivated land value,including the economic value,social security value and ecological value.Then these values were quantified.And from a case study Qixia district in Nanjing,the authors got the results which showed that the comprehensive total value of the cultivated land resources in Qixia district was 3 244 663.38 yuan/hm2.But in fact,when the Qixia government expropriated land,the highest land acquisition compensation price was only 1 125 000 yuan/hm2,which only occupied 34.67% of the total value.So,people should set the point of all around value viewpoint. |
